A high-rise residential development is rising in Tangier, Morocco, overlooking the Strait of Gibraltar with sweeping views of Spain. Positioned along the coast in a district set to become the city’s new center, the site benefits from its proximity to the northern terminus of the TGV line connecting Casablanca and Rabat.

The client’s priority was to maximize ocean views for as many units as possible. To achieve this, the master plan for the eight residential towers—spanning approximately 24,000 sqm—was developed using computational algorithms. The process optimized tower orientations, resulting in a layout where all eight buildings face different directions. Seven towers rise 24 stories above a ground floor, while the eighth reaches 18 stories.

The development integrates commercial spaces on the ground and mezzanine levels, while a landscaped central plaza fosters a vibrant community atmosphere. Constructed to local standards, the towers feature reinforced concrete frames with block masonry walls. For the exterior, Glass Reinforced Concrete (GRC) will be used, ensuring a high-precision finish that positions the project as a striking new landmark on Tangier’s evolving skyline.
