The Maakri neighborhood, a pivotal district in the heart of Tallinn, has evolved into the city's primary financial hub, embodying both economic progress and architectural transformation. As the skyline continues to rise, a bold new vision emerges—one that seamlessly integrates nature, urban vitality, and innovative design into a single, cohesive masterplan.

At the core of this ambitious proposal is the creation of a new urban park, a lush and protected green space designed to be enjoyed throughout all seasons, even in Estonia’s harsh winter climate. This park is not merely an aesthetic enhancement but a vital public asset, offering a retreat from the fast-paced financial district while maintaining accessibility and usability year-round.

The tower’s façade plays a crucial role in enhancing the microclimate of the space. Its sculpted form is designed to create a system of integrated canopies, ensuring a thermal buffer that can generate an internal temperature variation of at least 5 degrees Celsius compared to the surrounding environment. This architectural ingenuity makes the outdoor areas more comfortable, reinforcing the vision of a livable and welcoming public realm.

The landscape strategy emphasizes biodiversity and local identity, incorporating native plant species that not only adapt seamlessly to the climate but also support urban ecology. Beyond passive green space, the park is conceived as a dynamic setting for public activities, cultural events, and social interactions, surrounded by a curated mix of retail and commercial venues that activate the edges of the development.

Currently, the existing urban fabric within this block is fragmented, creating a sense of disconnection from its surroundings. The proposal seeks to redefine the area by reconstructing its perimeter, establishing a clear urban edge that fosters a pedestrian-friendly environment. Carefully positioned commercial plazas enhance walkability, ensuring seamless connectivity within the financial district while encouraging social engagement.

The architectural form of the buildings embraces fluidity, with curved structures oriented towards the park. This organic approach not only softens the built environment but also allows for diverse office typologies. From large-scale corporate headquarters to emerging incubators and intimate boutique workspaces, the development caters to a broad spectrum of business needs, fostering a rich ecosystem of professional interactions.

Adding to the dynamism of the masterplan, terraces are strategically positioned at varying heights across the towers. These elevated green spaces introduce multiple layers of activity, transforming the skyline into a vertical landscape of meeting points, relaxation areas, and social hubs. The result is a high-rise composition that extends beyond conventional office spaces, offering an enriched experience of urban life at different elevations.

By merging contemporary architecture with ecological sensitivity and human-centered design, this project aspires to redefine Maakri’s role within Tallinn—not just as a financial powerhouse, but as a vibrant, multi-layered destination that harmonizes business, leisure, and sustainability in a forward-thinking urban vision.
